• LAND - We realize finding the perfect land for your projects can be time consuming. If you desire, we will help you identify property that suits your needs. We have access to every piece of land available in Massachusetts that is listed in MLS. In addition, we will offer our services to do a preliminary search for land via tax records. Again, we realize searching for land can be time consuming. Our hope is to impress you with our philosophy of going "above and beyond" and in return market your new venture for you.
  
  
• $$$ - You will receive up to $400* CASH BACK on EACH transaction you complete with YMR. Think about that; say you are building 20 homes. Each one you market with us will net you $400 CASH BACK. • Variable Rate Compensation - for each buyer that YMR brings to the table (where no other Agent or Realtor is involved), we will reduce our standard listing fee from 5% to 4%, saving you literally thousands of dollars!
  
  
• UPGRADES - Planning to offer potential buyers upgrade options? We will work with you to establish guidelines for upgrades and/or to establish a list of qualified suppliers that will work with your buyers requests for upgrades. We will assemble samples and have them readily available for buyers to preview at our office. (Conveniently located off Route 9 on the Westborough/Northborough line.)
  
  
• WE'LL FIND YOU SUBS! (*) (**) - We know you are often working under tight budget constraints and crushing deadlines. You may also be working many miles from your home base. We can find you qualified LOCAL subs. Need a roofer? We'll get you one! Need a plumber? We can get you that too! Floor technician, painter, whatever you need. We'll find them for you.
  
  
• $$$ TO YOUR BUYERS - We also offer a gift certificate package, in addition to $200 in Rebates and Bonuses to any qualified buyer that we bring to the table (where no other Realtor or Agent is involved), including $100 to use on our "A-La-Carte" menu (which you, as a YMR client, will automatically be featured on). For the duration of any project we market for you, we will offer "Upgrades" as one of these items. Realtors and buyers have the ability to selectively search for properties based on criteria they define.

• STATE OF THE ART WEB PRESENCE - In this day and age, a majority of people use the web. Often this is their sole means of finding a property or at a minimum to do their research on available properties. YMR will create a web page (***) or a number of pages at no cost to you, dedicated SOLEY to YOUR PROJECT. This web page will be located within the framework of our site, and all of the other helpful features and community resources we offer our clients will be available to your potential buyers. Should you receive inquiries regarding your project, you can direct them straight to your own web page. These pages will detail all the fabulous features your project offers to discriminating Buyers, as well as provide them with means to immediately contact YMR with any questions or interest in your project (via e-mail, office phone, and cell phone). Buyers will be able to conveniently "click" and request plans and information packages.
